How to reserve

  • 35% of the rental cost is required at the time of booking. The balance of the rental is payable thirty (30) days prior to the start of the rental period.
  • When the reservation is made less than thirty (30) days before the start date of the stay, full payment is required.
  • Non-payment of the rental will result in automatic cancellation of the booking and any sums received will be retained by the lessor as damages.
  • The rental deposit will be taken 7 days before arrival and returned 7 days after departure if no breakages or missing items are found.

Cancellation

  • All cancellations must be made in writing to the lessor.
  • If notice of cancellation is received more than sixty (60) days prior to the start date of the stay, the lessor will retain 5% of the reservation amount.
  • If notice of cancellation is received more than thirty (30) days before the start date of the stay, the 35% deposit will be retained by the lessor as damages.
  • If the cancellation is made less than thirty (30) days prior to the date of stay, all sums received will be retained by the lessor as damages, except for the security deposit for breakage or damage, which will be destroyed.
  • Should the stay have to be cancelled or interrupted due to unforeseen problems at the building (water, electricity, etc.), the lessor's liability will be limited to the cost of the rental. Unused days will be refunded, but no additional compensation will be paid.

Rental terms and conditions

  • The building may only be used for vacation purposes.
  • The tenant may not assign its rights under the lease or sublet the building.
  • If, on the day of departure, the tenant does not leave at the time specified in the contract, additional charges will apply.

Responsibilities

  • The tenant must notify the lessor of any breakage or damage caused during his stay.
  • The lessee is responsible for all damage to property and bodily injury occurring in or on the leased premises during the rental period, for any reason whatsoever, except damage not caused by the lessee or its occupants and damage resulting from construction defects, lack of maintenance, natural and technological disasters, and any damage normally covered by the lessor's home insurance policy. The lessee and any other person on the leased premises agree to indemnify and hold the lessor harmless against any claim by any person resulting from damage for which they are responsible.
  • The tenant agrees to return the rented property at the end of the rental period in the same condition as when he/she arrived. The tenant is responsible for any damage caused by his or her personal actions or those of persons accompanying him or her, and will be invoiced for any damage caused to the property (except for normal wear and tear). If the credit card has been given as a guarantee in case of breakage or damage and is charged for damage to the property, an administration fee of 5% + taxes will be added to the transaction.
  • The tenant agrees to observe reasonable rules of conduct and not to disturb neighbors and residents of the area. Noise levels must be reasonable, both indoors and outdoors. After 11:00 p.m., noise must be kept to a minimum, especially outdoors.

General provisions

  • The lessor will not be held responsible for any accident, injury or illness, resulting from the fault of the lessee, which may occur to the lessee or his/her guests during the stay. By accepting this reservation, the tenant and his/her guests accept the risks associated with their stay at the facility.
  • The lessor cannot be held responsible for the theft or loss of property belonging to the lessee or his/her guests during the stay.
